Today the city of Carrollton hosted a groundbreaking ceremony to begin construction on Phase I at the site of the upcoming urban development at Trinity Mills Station.

The new mixed-use development will be built on land adjacent to DART’s Trinity Mills Station. The city, DART, The Integral Group, and Koa Partners signed a Master Development Agreement for the entire Trinity Mills Station area in March 2020. Together the city of Carrollton and DART own approximately 25 acres.

Guests at the ceremony heard remarks from Carrollton Mayor Kevin Falconer, Carrollton Economic Development Director Robert Winningham, DART President & CEO Nadine Lee, Integral Group Principal Art Lomenick, and Koa Partners CEO Harry Lake.

“The Trinity Mills development has been a very long time coming,” Carrollton Mayor Kevin Falconer said. “This is a major development that started more than 20 years ago when the City reclaimed the area surrounding the old Home Depot property.”

Falconer said he is honored to have been involved with the City of Carrollton for a long time and on different City Councils. As a result, he has seen the entire Trinity Mills Station urban development come to fruition.

“I am extremely confident in the development’s success,” Falconer said. “The quality partnerships forged here are what ensure that success and continue to make Carrollton the community that families and businesses want to call home.”

Representatives from Joeris General Contractors, Kimley-Horn planning and design consultants, JHP Architects, CallisonRTKL Architects, and JLL Incorporated also were in attendance, as well as current and former Carrollton City Council members, city management, and staff.

Carrollton City Council authorized approval of a contract with Joeris General Contractors for construction of the Phase I Infrastructure for the Trinity Mills TOD Urban Village project in August 2021.

Phase I includes a 125,000-square foot, six-story class A office building with structured parking, a five-story mixed-use residential building with structured parking and approximately 10,000 square feet of retail space, and an open-air park (esplanade) running the length of the property between the class A office buildings to the north side of the development. Luxury apartment homes to the south will offer a walkable community area, seamlessly connecting shopping, dining, entertainment, living, and working.

Trinity Mills Station is the largest publicly owned transit-oriented development site in North Texas and the most connected, since Trinity Mills Station is served by the DART Light Rail Green Line to Dallas and the Denton County Transportation Authority (DCTA) A-train commuter rail service to Denton. The site is located at the southeast corner of President George Bush Turnpike and Interstate Highway 35 East (I-35E).
